Pricing reflects B2B rates for property managers across Greater Cleveland and Northeast Ohio — not retail

One of the most common requests we get from property management buyers across Cuyahoga, Summit, and Stark Counties is a realistic materials cost estimate for a standard apartment unit turn. This guide provides a line-item breakdown using current B2B pricing from Prime Source Supply. These are not contractor estimates or retail prices — they reflect the actual starting prices available to property management companies through a B2B supply relationship.

Labor, disposal, and permit costs are not included. This breakdown covers materials only.

Flooring

LVT is the standard floor surface for most apartment renovation programs in Northeast Ohio. A typical unit covers 600 to 800 square feet of floor area across living room, bedrooms, kitchen, hallways, and bathrooms.

LVT Flooring — Materials Cost

  • Standard 12mm LVT (Emcore/Emser): from $1.49/sq ft → $894 to $1,192 for 600-800 sq ft
  • Premium 22mm LVT (Fortika Europine): from $1.99/sq ft → $1,194 to $1,592 for 600-800 sq ft

Backsplash Tile

A standard apartment kitchen backsplash covers approximately 8 to 14 square feet depending on the layout. This is one of the highest-visual-impact, lowest-material-cost line items in a unit turn renovation.

Ceramic Backsplash Tile — Materials Cost

  • 4×10 ceramic backsplash tile (Emcore/Emser): from $2.25/sq ft → $18 to $32 for 8-14 sq ft

Interior Doors

A standard two-bedroom apartment typically has 6 to 8 interior doors (bedroom, bathroom, closets, and sometimes a laundry or pantry). A one-bedroom typically has 4 to 6. Door replacement is often done in full-building programs rather than unit-by-unit, but per-unit cost is useful for budgeting.

Interior Doors — Materials Cost

  • Interior door slabs (Shuster’s, Steves, or Dyke): from $59.99 each → $360 to $480 for 6-8 slab doors
  • Prehung interior doors: from $125 each → $750 to $1,000 for 6-8 prehungs

Door Hardware

Each interior door requires a passage lever (for bedrooms and closets) or privacy lever (for bathrooms). A two-bedroom unit typically has 4 to 6 levers; a one-bedroom has 3 to 5.

Door Hardware — Materials Cost

  • Kwikset Layton Passage or Privacy lever: from $16.99 each → $68 to $102 for 4-6 levers

Total Materials Summary: Standard Apartment Turn

Two-Bedroom Unit / 700 sq ft Flooring / 6 Doors / 5 Levers

  • LVT flooring (12mm): $1,043
  • Backsplash tile: $25
  • Interior door slabs (6): $360
  • Door hardware (5 levers): $85
  • Total materials: approx. $1,513 at B2B starting prices
